Learning and Development Manager Arbutus Properties is a leading land developer, home builder, and commercial constructor, operating across Western Canada. We are seeking an energetic and service-driven Customer Service & Leasing Representative to support the lease-up and ongoing operations of our residential rental communities in Edmonton. As the first point of contact for prospective and current tenants, you will showcase our suites, guide applicants through the leasing process, and deliver best-in-class service that strengthens tenant satisfaction and retention. Core Responsibilities Property Tours & Leasing: Lead engaging suite showings and property tours for prospective residents, showcasing building amenities, apartment features, and local neighborhood highlights. Customer Excellence: Deliver top-tier service to current residents by addressing questions, resolving concerns, and managing maintenance requests with professionalism and urgency. Resident Retention: Foster a welcoming community and boost retention by building positive relationships, tracking resident satisfaction, and supporting community events. Lease Renewals: Manage the end-to-end renewal process, from drafting offers and negotiating terms with tenants to tracking overall renewal metrics. Accounts Receivable Support: Assist with rent collection by tracking outstanding balances, distributing required notices, and following up on payments in compliance with company policy and the Residential Tenancies Act (Alberta). Data & System Management: Keep precise, up-to-date records of leads, applications, leases, and resident communications within the property management database. Turnover Coordination: Oversee the move-in and move-out logistics, including conducting thorough suite inspections and finalizing transition paperwork. Presentation Standards: Ensure show suites, leasing offices, and high-traffic common areas remain immaculate and presentation-ready. Marketing & Market Insights: Assist with marketing campaigns by updating online rental listings and reporting on leasing traffic, volume, and local market feedback. Cross-Functional Collaboration: Partner closely with the maintenance and property management teams to resolve resident issues quickly and efficiently. Operational Support: Handle additional operational duties as requested by the Area Manager to support the property’s success. Qualifications & Experience Background: At least two (2) years of experience in residential leasing, property management, or a high-touch, customer-facing role. Service-Driven: A proven history of delivering exceptional customer service and cultivating strong, positive relationship networks. Tech Savvy: Familiarity with Yardi property management software is highly advantageous; proficiency in Microsoft Office Suite (Word, Excel, Outlook) is required. Regulatory Knowledge: Understanding of standard leasing practices and the Residential Tenancies Act (Alberta) is a strong asset. Sales Acumen: Strong sales and closing abilities, with a demonstrated knack for turning inquiries and property tours into active leases. Communication: Sharp written and verbal communication skills. Organization: Highly organized with exceptional attention to detail and the ability to multitask effectively in a fast-paced environment. Professionalism: Polished presentation, professional demeanor, and a collaborative, team-first mindset. Schedule Availability: Ability to work a consistent Tuesday through Saturday schedule (10:00 AM – 6:30 PM). Mobility: A valid driver’s license and access to a reliable vehicle is preferred, as occasional travel between sites may be necessary.
